  • RadPad is locally owned and operated in San Diego, serving San Diego County, including Oceanside, Carlsbad, San Elijo Hills, Encinitas, Solana Beach, Del Mar, Rancho Santa Fe, Del Sur, La Jolla, San Clemente, and Dana Point. If you're near the edge of that map, call and we'll tell you straight whether we can get to you.

  • Unless a RadPad technician is performing an interior service, you do not always need to be home during the service. However, RadPad will always confirm with you ahead of time if we need access to your property.

  • At the right PSI, yes, but too much pressure can damage stucco, siding, and other painted or textured surfaces. That's why RadPad uses low-pressure soft washing for stucco, siding, and painted trim specifically, and reserves rotary pressure cleaning for harder surfaces like driveways, walkways, patios, and pool decks.

  • Most of our services are commonly scheduled on an annual (once a year) or bi-annual (twice a year) recurring basis, depending on the service and the property.   • Yes, we have great property manager and short-term rental clients. Several of our categories include dedicated commercial and HOA offerings, Commercial Window Cleaning, Commercial Solar Cleaning, Commercial Gutter Cleaning, and Commercial & HOA Turf Maintenance, though larger or unique portfolios often need a more detailed, structured program.

  • Twice a year suits most homes. Closer to the coast, salt spray and marine layer build up faster, so properties within a mile or two of the water often look better on a quarterly rhythm. We will tell you what we see at your property rather than sell you a schedule.

  • They are part of the job. Tracks, sills and screens are cleaned on every visit, not quoted as an add-on. Glass looks half-done when the frame around it is still dirty.

  • Those spots are almost always mineral deposits left behind after hard water dries on the glass. Hard water is high in dissolved minerals, largely calcium and magnesium, according to the U.S. Geological Survey, and those minerals stay on the glass when the water evaporates. On the residential exterior pass, RadPad uses purified water specifically so nothing is left behind to spot or streak.

  • Yes. We use extension-pole systems with purified water rather than propping ladders against the building, which is safer for the technician and for your walls and gutters. Among workers, about 20% of fall injuries involve ladders, according to the CDC.

  • It depends on how dirty they are. Dust, pollen and marine film cut the light reaching the cells, and in a dry San Diego summer that builds up for months without rain to rinse it. If your output has drifted down and nothing else has changed, soiling is the usual explanation.

  • Not the way we do it. We use deionized water and soft tooling, no detergents and no abrasives, which keeps the cleaning within what panel manufacturers allow. Pressure washing a panel array is what puts a warranty at risk.

  • It dries without leaving mineral residue. Ordinary tap water leaves spots on the glass as it evaporates, which is the opposite of what you want on a surface whose whole job is letting light through.

  • Once or twice a year for most roofs. More often if you are under trees, near active construction, or somewhere the marine layer settles heavily.

  • Before the rainy season, and again after it. Our rain arrives in bursts, so a blocked run does its damage in a single storm rather than gradually. If you only do it once, do it before the first rain.

  • Yes. It is bagged and removed, not raked onto the lawn or left in a pile by the bins.

  • We flush them and confirm flow before leaving, rather than clearing the trough and assuming the rest is fine. A clean gutter feeding a blocked downspout still overflows.

  • We photograph it and tell you. Loose fasteners, separated seams and pitch problems are easiest to catch when someone is already at the roofline, and you get the pictures whether or not it turns into more work.

  • The fibers flatten with use and the infill compacts, so it starts looking matted rather than laid. Organic debris also works its way down where you cannot see it. Power-brooming lifts the pile and resets the infill, which is most of what makes turf look new again.

  • Yes. A single gram of pet waste contains an average of 23 million fecal coliform bacteria, according to the U.S. EPA, and that's what settles into the infill, not just onto the surface. RadPad's Pet Turf Sanitizing & Odor Control service is a dedicated treatment pass built for pet households, the surface is deodorized and treated to neutralize bacteria, not just rinsed and left.

  • Yes, once the surface is dry. We will tell you how long to keep everyone off before we leave.

  • Quarterly for a household with dogs, twice a year for turf that is mostly decorative. Heavy-use areas and pet corners often need attention between full visits.

  • Cleaning and infill are separate. If your infill has compacted or thinned out, mention it when you request a quote: Infill Replenishment and Deep Cleaning & Rejuvenation are both add-ons we can fold into the same visit, and we always check with you before adding infill.

  • High pressure is not, which is why we soft wash those. Soft washing uses low pressure and the right cleaning solution to lift algae and grime without forcing water behind siding or stripping paint and seals. Hard surfaces like concrete get the rotary cleaner; walls do not.

  • Wand marks, from cleaning with a pressure wand rather than a rotary surface cleaner. The wand cleans in overlapping arcs and leaves the pattern behind. A surface cleaner covers evenly, so the finish is uniform.

  • Cleaning is the necessary part; sealing is the part that makes it last. On pavers and porous concrete a seal slows down staining and keeps joint sand in place. We will tell you when it is worth it and when it is not.

  • Surface cleaning and the methods we use are meant to treat surface organics, algae, and mold. Oil and rust can seep into porous materials and require deeper cleaning that involves pulling or extraction and/or a special chemical application. We will always do our best to address oil and rust stains early in the quote and consultation process.

  • Permanent lighting is designed for the property and stays year-round, lighting architecture and landscape every night. Holiday lighting goes up for the season and comes down after. Plenty of homes have both.

  • Yes, both. Takedown is scheduled when the install is booked, and we store it between seasons so it is not taking up your garage or getting damaged in a box.

  • Earlier than most people expect. The good slots go well before the season starts, and booking late usually means taking whatever date is left.

  • Yes. Bulb and fixture replacement, connection repairs, re-aiming and lens cleaning, whether or not it was ours originally.
